San Juan Capistrano is one of the southernmost cities in Orange County, California and thus is not nearly so “built-up” as some of it’s nearby Northern neighbors such as Mission Viejo and Irvine. Because the city stretches wide to the East where development still continues, real estate here tends to be less costly since the real estate supply more nearly meets the demand unlike most of its northern neighbors. The absolute number one jewel of the city is the old stone church ruins and the grounds of Mission San Juan Capistrano, founded November 1, 1776. That’s right---1776!!! San Juan Capistrano is also "home of the swallows," as in the old song, “When the Swallows Come Back To Capistrano.” The small birds, specifically “Cliff Swallows,” return every spring to San Juan Capistrano. There, they find excellent free real estate for their mud nests built amidst the nooks, crannies, and stones of the old ruined church. Away from the Mission, urban San Juan Capistrano still has that "home town" look of the typical sleepy rural California village. It's not. San Juan Capistrano has a playhouse, and an extremely large city social calendar for a city of only 34,000 residents. Statistically, it bears further examining by those planning to buy real estate here, since it is by no means as small as it seems.
