Orange County Real Estate
Here is In-Depth Information of help to you,

what this lovely place called Orange County is all about.
Overview:
Orange County, California offers you all
the fun and culture of living in Southern California, without
all the concreted, freeway-rich urban sprawl, crime, dirt, and
breakneck pace of Los Angeles County.
The northern part of Orange County lies
either in the Los Angeles coastal basin or in an alluvial plain
caused by ancient meanderings of the Santa Ana River. This
means that the northern part of the county from Seal Beach to
Lake Forest/El Toro is basically flat.
From there south, along the 5 Freeway,
the real estate in Orange County slowly slopes to the ocean
across both steep and shallow, rolling and steep, hills and
valleys and minor plains. One plain of note is that valley
dissected by San Juan Creek which runs through San Juan
Capistrano and on down to the Pacific ocean.
Other ancient creeks, long ago caged in
underground concrete, are tiled today below orange county real
estate to even larger concrete tiles, eventually leading into
either a sewer system or the ocean.
Their wild and free routes of hundreds
of years ago have left some deep clefts where they originally
spilled torrents across beaches into the ocean. While erosion,
or developers have dulled most of these waterways, some still
bequeath their shallow depressions and sharp cliffs where
torrents once roiled.
South Orange County is primarily my
serviced area, from Irvine following the I-5 freeway south to
San Clemente. (Although I also serve clients ALL OVER the
County) This area, near the long coastline, consists mostly of
gently rolling hills and shallow, swooping valleys.
Inland, the land lies flatter in Laguna
Hills, Laguna Woods, and the historic city of San Juan
Capistrano, dating from 1775, with its landmark Mission tourist
attraction. The coastal cities feature scores of beachfront
homes, and inland, thousands of homes with ocean views, and ones
of Catalina Island visible 26 miles away.
The coastal, oceanfront cities beaches
include San Clemente, Dana Point, Laguna Niguel, and Capistrano
Beach. Those who love ocean sunsets, water sports, boating,
SCUBA, beach walks, our 1/4-mile San Clemente pier, our stunning
jewel of a yacht harbor at Dana Point...will seriously want me
to show them the entire area.
Once you take the South Orange County tour,
it becomes most difficult to decide just which city in South
Orange County would be best for you. I'll help you every step of
the way to decide where your home should be located in this
magical area, one of the most coveted and beautiful vacation
spots in the whole country.
Looking for a second or vacation or
investment home? You’ll be glad to know that I am a certified
Resort property and vacation home specialist (that is what
the

Equity Marketing Specialist or "EMS" and
Vice President of the National Council of Exchangors, which
means not only am I familiar with 1031s and commercial property,
I live it daily. I even do

Thus, when you want a second or vacation
home, or investment property home, unlike with most Realtors,
you and I will be speaking the same language on your

Orange County’s Real Estate Market –
Generally Up
One reason that real estate prices stay
high AND rising in Orange County is that there is little land
left on which to build MORE homes. Yet, many people world-over
WANT to move to Orange County and they DO, then proceed to buy
real estate here. This makes demand high and product
availability of homes low.
As you know, a classic case in marketing
is when something is in great demand, but there is little of it
to go around (look at oil prices!). When that happens with
homes, or with anything, until demand is satisfied, the price
will remain high and even go up.
That is the case with Orange County
homes. You have 3 million people already living here. They own
nearly one million homes, but only a few homes are up for sale
at any given time. So, the thousands of people every month who
WANT to move here, have to pay more to encourage owners to sell
to them.
Lower-priced homes have been
hit the hardest, once you look at a breakdown of Orange County
home sales by price. For example, the number of homes selling
below $600,000 dropped 40 percent or more in April 2006
according to DataQuick News. With homes costing above $700,000,
sales were down just 9.5 percent – and with $1 million-plus
homes, prices were off only 5 percent.
Overall, sellers are still
selling and buyers are still buying. Homes will stay on the
market a few months longer this year---few will have multiple
bids the day they go on the market like a year ago---but they
WILL be sold and most at the original selling price.
Buyers will still need to be
pre-qualified before a Realtor or seller takes them seriously,
but it is definitely becoming a buyers market vs. the sellers
market of the past few years.
